Apartment stairwells: planning lighting with motion detection

In brief

Allow automatic stair hall lighting to be planned on the basis of walkways, entrances and floors. Adding only a sensor doesn't say whether residents have light everywhere at the right time. Discuss which zones enter together, when they turn off and whether manual operation remains necessary. For an association of co-owners (VME) this also includes a clear assignment via the property manager or designated contact person.

This explanation is part of Lighting & lighting plans.

Why can one detector be insufficient?

For a daylight-controlled staircase, Niko shows an application with multiple detectors: movement and the measured light level determine the activation, a set time determines disabling. That's a design example, not a universal scheme for every building. Have a look at the real routes: from elevator to front door, from garage to stairs and from entrance to mailboxes. Ask where to first detect a resident.

Look at the stairs, not just the sensor.

Buildwise stresses that steps should be recognizable and that the distribution of light, stairs and materials are also decisive. Therefore, pass on dark embroidery, annoying lights and unclear steps. Also take the beginning and end of the stairs. A notice that light is on is not yet an assessment of how the staircase really becomes visible.

What service and exceptions do you discuss?

Describe how visitors, residents and maintenance workers use the common areas. Ask what happens when moving slowly, temporarily or cleaning temporarily and how a competent person can have settings adjusted. Discuss the desired shutdown delay without choosing one time in advance for the entire building. Also make it clear whether different floors should work separately and which existing pushbuttons should be maintained.

Keep ordinary lighting and emergency lighting separate

Buildwise distinguishes between ordinary staircase lighting and safety lighting. Therefore, have an emergency lighting question recorded separately; a motion detector does not replace that assessment. In addition, ask for agreements on access, residents' communication and any interruptions. Name who will receive the explanation and documentation after completion. A lighting proposal does not determine the decisions to be taken by the association of co-owners (VME): vote that is recorded internally before implementation.

What does Wattra need for a proposal?

Deliver the municipality, the number of floors and entrances, available plans and photos of common zones without recognizable residents. Specify existing operation and concrete complaints, e.g. a platform that is illuminated too late. Wattra discusses projects from Sint-Niklaas in the Waasland and all Flanders. Ask for a quote with light fittings, detection, settings, electrical works and any study appointed separately so that the association of co-owners (VME) can decide on a defined assignment.
