EPB during renovation: your application date sets the starting point

Which EPB requirements apply to your renovation? Start with the application date, the type of work and coordination before ordering building systems.

The short answer

The EPB requirements shall not be determined solely on the basis of the year in which a contractor commences. VEKA organises the requirements according to the date of the licence application or notification, destination and nature of the works. Let your architect and EPB reporter record the right category and attach your technical offers to it.

Background

Existing EPB system, checked on 19 September 2026. The table below applies to applications from 2025 and is not proposed as a new September rule.

Find the receipt of the application first

Your renovation starts this fall, but the application may have been filed much earlier. According to VEKA, you choose the EPB requirements table based on the period of the building application or notification. The relevant date shall be indicated on the receipt of the municipality or the post certificate upon registered dispatch.

Deliver that document along with the approved plans to the professionals concerned. Please also indicate whether there are any subsequent changes or a new application. Adapting the year itself to a popular checklist is no way to determine which file is valid for your project.

Renovation and major renovation are not the same

The official table distinguishes among others new construction, major energy renovation and renovation. In the case of normal renovation there may be requirements for new, renewed or replaced installations, even if there is no general E-level in that row. No E-level in the table does not mean that any installation choice is free.

Ask your reporter to deliver the requirements relevant to your assignment in understandable language. A short project note works better than sending a full table without indication. Let it state which areas, techniques and planned changes are involved in the assessment.

Discuss the connection before choosing a device

A heating solution may require space, require another electrical connection or require another release system. Ventilation channels and technical pipes may want to use the same limited space. Put those interfaces on the table while the design can still be modified.

Think of a storage room in which both the electrical enclosure, washing machine and a new technical appliance are provided. Have a plan made to keep operation, passages and accessibility identifiable. The goal is not to choose a device larger, but to discover contradictory assumptions between offers.

Each product change deserves a feedback

Sometimes a different model is proposed during the execution due to delivery or a change in the plan. Ask for the full new product reference and technical sheet. A device with a similar sales name is not automatically the same component in the calculation or execution.

Let us agree in advance who will deliver such changes to the EPB reporter. Keep the answer at the time of ordering. So you avoid that the electrician, climate partner and reporter each have a different device version in their file. Let a time pressure on the yard become no reason to try to reconstruct the documentation afterwards.

Translate the project note to an executable quote

A technical quote becomes more concrete when the project type, the relevant requirements and the still open choices are known. Ask which connections, preparations and delivery documents are included. Please provide separately the information to be confirmed by another party.

Wattra can discuss the electrical work and preparation of techniques in Flanders within these project agreements. Climate works are aligned with the recognised implementation partners involved. Wattra does not act as an EPB reporter and does not submit an EPB declaration for you; therefore, contact your own reporter in time for changes.

What you can prepare now

  • Collect receipt of the licence application or notification.
  • Nature of the works confirmed by architect and reporter.
  • Add project-specific requirements to each technical price request.
  • Arrange procedure for product changes and document transfer.

Frequently asked questions

Do the latest requirements apply automatically because my works start now?

You can't tell that from the start date alone. Pass the application history on to your architect and reporter and have the applicable requirements for the file confirmed.

Can I change brands during the works?

A product change can be investigated, but lets first assess the technical and file consequences. Ask for the exact new reference and let the professionals involved agree before ordering.
