Electrical repairs for associations of co-owners

A fault in the communal electrical installation? Wattra helps property managers and co-owners with investigation, a clear repair proposal and agreed access and scheduling.

How we approach it
Electrical repairs for associations of co-owners

First, establish where the fault is

Is the hall lighting out, a communal circuit not working or a protective device repeatedly tripping? Tell us what is affected, when it started and whether residents report the same fault. Explain whether it appears to involve a private area or the communal installation. The authorised contact person confirms the work.

Which problems can we investigate?

We investigate problems with the building's lighting, switches, sockets, circuits, cabling, distribution boards and electrical protective devices. You can also describe audio or video intercom problems, including the brand and model. Support is assessed first. Internal lift repairs are not automatically included. For EV chargers and shared energy storage, we assess the complete system and any management arrangements separately.

Clear coordination with the property manager

Send available diagrams, inspection reports and previous findings. Agree who arranges keys or access and who may approve a repair proposal. We discuss any power interruption and the information residents need. An online request does not authorise additional work or replacement of components throughout the building without consultation.

From diagnosis to a proposal for the VME

We discuss the terms for investigation and the site visit in advance. After assessment, we explain the proposed repairs, parts and follow-up work. Any new costs are agreed. If diagrams or an inspection are needed, these are clearly included in the scope. The official inspection remains the responsibility of an accredited inspection body; Wattra can arrange it.

Contact us about service throughout Flanders

From Sint-Niklaas, Wattra handles enquiries for associations of co-owners across Flanders. Include the building address and your role in the association. Call to discuss current availability for an urgent fault; we do not promise a 24/7 service or a fixed arrival time. In the event of smoke, fire or immediate danger, keep your distance and call 112. The service form is not an emergency channel.

Good to know

Your questions. Clear answers.

Can a resident report a fault in a shared installation?

You can describe the fault. For work on the communal installation, we agree the scope and obtain approval from the VME's authorised contact.

Do you also investigate audio and video intercom faults?

Send the brand, model and a description of the fault. We first confirm what support is possible. Parts availability and the existing installation determine the approach.

Is a follow-up visit automatically included?

This depends on the agreed scope and the cause identified. Diagnosis, repairs, any warranty and additional visits are clearly agreed; there is no blanket promise of a free return visit.

Will I receive an invoice after the work?

Yes. You will receive an invoice after the completed call-out.

Will I receive a work order after the work?

Yes. The work order records the work carried out and the technicians and times actually used.

Do I have to pay if the repair could not be completed immediately?

Yes. The call-out, diagnosis and time already spent remain payable, including where a part, quotation, additional technicians, extra time, approval or a third party is needed. Follow-up work and additional costs are discussed separately.

How do I pay for a call-out?

For a private call-out, we expect payment on site after the work: cash, by payment terminal when available, or with a payment QR code. For a landlord or a VME, we send the invoice by email to the agreed contact person.

Where can I find the call-out rates?

See our call-out rates for the call-out fee, actual travel time, additional time, cancellation and work outside normal hours. The price agreed for an already scheduled call-out remains applicable.

Arrange a focused assessment of your installation.

Tell us the make, model, error message and your municipality. We discuss the options, timing and any diagnostic or travel charges.
